Buyers Agent Service Options

OPTION 1 Full ‘Premium’ Service.

 

After establishing the brief for your desired property in detail, we will conduct a proactive search by viewing all available properties both on and off (silent sales) the market and will continue inspecting and short listing suitable properties on your behalf until the right one is found. We will arrange accompanied viewings at your earliest convenience and advise you on the pros and cons of each property, in addition to providing you with detailed written reports and analysis. We understand personal/work commitments, as well as preference for discretion, and we’re more than happy to arrange private viewings outside of the ‘Open for Inspection’ times or days. When we have found ‘the’ property, we use all our experienced negotiating skills, understanding of the property market and knowledge of the ‘tricks of the trade’ to secure the property on the best possible terms and at the lowest possible price for you. After exchange of contracts we will make sure everything is attended to in a professional and efficient manner through to the day of settlement. We will liaise with all parties on your behalf if needed and assist in the co-ordination of solicitors/conveyancers; building/pest/strata reports; valuations, finance and related matters when required*. Our ‘Success Fee’ (the balance full service fee – see our fee schedule for details) is paid only after unconditional exchange of contracts / within a standard 42 day settlement period. (*All external consultancy fees are at the client’s expense).

 

 

OPTION 2 ‘You Locate – We Negotiate’ on as many properties as you like.

 

Using detailed property sales data research and analysis, along with our keen knowledge and experience, we negotiate the best deal for you. There is a small retainer of $1,500.00 + GST (ie $1,650.00 incl.GST) and usually an agency agreement of 8 months, with no limit on the number of properties we would negotiate for you during that period if needed. A success fee (50% of our full service fee) is paid only after unconditional exchange of contracts / within a standard 42 day settlement period.

 

 

OPTION 3 ‘You Locate – We Negotiate’ on one particular property.

 

Using detailed property sales data research and analysis, along with our keen knowledge and experience, we negotiate the best deal for you on the specific property you want to buy. There is a small retainer of $500.00 + GST (ie $550.00 incl.GST) and a success fee (50% of our full service fee) which is only paid after unconditional exchange of contracts / within a standard 42 day settlement period.

 

 

OPTION 4 ‘Auction Bidding’.

 

You will be represented at the auction by one the most experienced and respected auction agents (at all levels of the property market) in Southern Sydney, giving you a clear professional advantage over your competition. An attendance fee of $500.00 + GST (ie $550.00 incl.GST) is paid prior to the auction, and assuming we are successful, a success fee of $500 + GST (ie $550.00 incl.GST) on receipt of a tax invoice.
